How much wire does a flat or apartment need?

About 12 coils — 5 of 1.5 mm², 5 of 2.5 mm² and 2 of 4 mm² — roughly 950 m of single-core copper, plus a tail from the sub-meter to the flat's board.

That is a 2-bed flat of about 900 sq ft wired to 33 points on 8 circuits, pulled through conduit, with 15% cut in for wastage; a coil is 90 m. The tail is the part that separates a flat from a house: you are fed off a sub-meter on a shared riser, not off your own service, and on an upper floor that vertical run decides the size. On cost, ask any quote which of three scopes it covers — wire only, wire plus fittings, or both plus labour.

The flat wiring list, in coils and in metres

A 2-bed apartment of about 900 sq ft covered area, wired to 33 points on 8 circuits, needs about 953 m of single-core copper conductor across the three coil sizes — 414 m of 1.5 mm² for lights and fans, 435 m of 2.5 mm² for socket and kitchen circuits and 104 m of 4 mm² for two AC points and a geyser — plus a 14 m earth run in 6 mm². Bought in 90 m coils that is 5 + 5 + 2 = 12 coils, with the earth cut off a coil rather than ordered as one. Those figures carry a 15% wastage margin and assume one level, a board beside the entrance and conduit routing.

How the 12 coils are worked out

Three inputs, multiplied. A flat differs from a house on the middle one: everything is on a single level and the board sits by the entrance door, so the average run is shorter than in a plot house.

Count the points

33 in a 2-bed flat: 16 light and fan points, 14 sockets, 2 AC points and 1 geyser. Count yours off the approved layout — this is the input that moves the list most.

Set the average run

9 m per point, against 12 m in a plot house. One floor, no stair drop, no porch or pump run, and the board is by the door.

Count conductors per run

2.5 for lighting and fan circuits, where switch legs share neutrals; 3 for socket and appliance circuits, each carrying live, neutral and earth.

Lights and fans: 16 × 9 × 2.5 = 360 m. Sockets and kitchen: 14 × 9 × 3 = 378 m. Two ACs and a geyser on 10 m runs: 3 × 10 × 3 = 90 m of 4 mm². Earth: 12 m. Raw total 840 m, earth included. Add 15% for cutting waste and failed pulls and that is 966 m raw, 967 m once each size is rounded up separately — 953 m across the three coil sizes plus the 14 m earth run. Divide by 90 and round up per size for 12 coils. Those 33 points group into 8 circuits — 2 lighting, 2 socket, 1 kitchen, 2 AC, 1 geyser — and with 20% spare that is 10 ways, so a 12-way board. The sub-meter tail: the run nobody sizes

A house is fed from its own meter on its own wall. A flat is fed from a sub-meter in a bank downstairs, through a riser that belongs to the building. The riser itself is the builder's and is sized for the whole stack; what you own, and what every apartment wiring list leaves out, is the tail from your sub-meter to your distribution board.

Take a 5 kW sanctioned load, ordinary for a domestic flat — read the real figure off your own meter card. At 220 V that is 5,000 ÷ 220 = 22.7 A. Hold the whole installation to 3% of 220 V — 6.6 V — and give the tail about half of it, 3.3 V, since the circuits inside the flat spend the rest.

A ground-floor flat with a 12 m tail on 4 mm² drops 11 × 22.7 × 12 ÷ 1000 = 3.00 V, and it passes. Move the same flat up to the fourth floor, 30 m of riser away, and only one size in the table still fits the same 3.3 V.

Volts lost in the sub-meter tail at 22.7 A — a 5 kW sanctioned load at 220 V — against the tail's 3.3 V share, half of 3% of 220 V. So the fourth-floor flat takes 10 mm²: a conductor rated 63 A carrying 22.7 A, chosen for the 30 m rather than for the current. 4 mm² carries that load on ampacity with room to spare, 36 A against 22.7 A; what it cannot carry is 30 m of it. Portion wiring: two homes on one house

A house split into an upper and a lower portion is the same job as a flat, twice, and it goes wrong in the same three places every time. Decide these before the conduit goes in, because none of them can be fixed after plaster.

These are planning quantities worked from a stated point count, run length and conductor count — not a certified load calculation. Capacities assume BS 7671 method C at 30°C; derate for conduit, bunching and summer ambient. In a shared building, the riser, the sub-meter arrangement and the earthing are the building's, so have a licensed electrician confirm the tail size and the earthing against the actual installation — or start with the cable size calculator.

Apartment wiring cost: which number are you being quoted?

Quotes for the same flat differ several times over, and it is almost never the flat that differs. It is the scope. One quote is the wire alone; the next adds conduit, boxes, switches and the board; the third adds the electrician's labour. Almost none of them say which, and comparing two quotes from different scopes is the commonest way a wiring budget goes wrong.

It depends entirely on who is quoting. Three scopes exist: wire and cable only; that plus conduit, switches, sockets and the board; or all of it plus the electrician's labour. What cable runs from the sub-meter to a flat's distribution board?
On a ground-floor flat with a 12 m tail and a 5 kW load, 4 mm² two-core drops 3.00 V and passes. On a fourth floor, 30 m up the riser, the same cable drops 7.49 V, so the size goes to 10 mm², which drops 3.00 V. Height sets that size, not current. Read your own sanctioned load off the meter card.
Can two portions share one neutral?
No. Each portion's neutral returns to its own sub-meter, and each portion gets its own board and its own earth run. A shared neutral makes one portion's RCD trip on the other's fault and makes it impossible to isolate one home while someone is working in it. Settle the stair light and the pump on paper too.

Is flat wiring different from house wiring?
The sizes are the same; three things change. Runs are shorter because everything is on one level, so the average run drops from about 12 m to 9 m. There is no pump, porch or boundary run. And the supply arrives through a shared riser and a sub-meter rather than your own service, which is the part you have to size and nobody else will.
One coil kitne meter ka hota hai?
A standard coil of single-core house wire in Pakistan is 90 m, close to 100 yards. That is the unit every figure on this page converts through: metres divided by 90, rounded up per size.
